Is it necessary to verify vendor insurance and licensing?

Absolutely. Hiring an unlicensed or uninsured contractor exposes your homeowners association to massive financial liabilities if injuries or property damage occur on-site. Always verify their active coverage and require them to name the HOA as an “additionally insured” party on their certificate of insurance (COI).
